This upper-upscale mixed-use development was to be located in Madison, the capitol city of Wisconsin. The targeted site offered unique opportunities and challenges simultaneously. While the site provides lake access, it also has steep grade changes of the terrain approaching the lake.

The goal was to place the building structures on the site, facilitating lake access to the public, hotel guests, residents and adjacent office tenants. The residences placed on the top five floors of the hotel development required optimum lake views, while adhering to strict height limitations. The result was a stunning design collaboration, opening the building on the first floor with a 60-foot wide space leading to multiple terraces stepping down towards the lake.

The hotel included 210 rooms and suites and 65 residences with units ranging in size from 1,000 to 2,300 square feet. Selling prices were expected to range from the low $400's up to $1,500,000 per residential unit. In addition, eight residential units at affordable price points were incorporated in the overall design.

The upper-upscale hotel offered nearly 10,000 square feet of meeting space with a ballroom capacity for up to 300 people. The guest rooms featured Flatscreen TV's, Minibars, and large work desks. The expansive bathrooms offered large soaking tubs and separate glass-enclosed showers. The indoor pool, a 4,000 sq. ft. Spa and a Fitness Center completed the amenities at this 11-story property.

Residents were to have access to all services and amenities of this upper-upscale hotel, from 24-hour room service to weekly housekeeping calls and a private underground garage.

Wischermann Partners developed the overall concept for this mixed-use project. The project was not advanced, because site control could not be secured by the developer.
