This upper-upscale hospitality development was designed to add complimentary uses to the high-profile shopping center in Mission Viejo in immediate vicinity to the Nordstrom department store.
The project enjoyed great visibility from US-Interstate 5 adding enormous presence to the overall development. The nine-story Westin was to include 207 guest rooms, 12,000 sq. ft. of meeting space and a 7,000 sq. ft. spa with a significant retail entrance on first floor and an additional destination restaurant.
Simon Property Group, Ryan Companies and Wischermann Partners studied various Simon Malls for hospitality expansion opportunities. The goal was to increase densities, capitalize on synergistic parking uses and even replace department stores as anchors with upper upscale hotels. Complimentary branding choices were considered and the hotels traffic generation and purchasing power were analyzed.
The overall development came to a halt, when financing dried up during the 2008 credit crisis.
Wischermann Partners provided hospitality development consulting services to Simon Properties, conceptualizing the overall project and negotiating a term sheet with Starwood Hotels Worldwide for the Westin brand.
